Common Mistakes in Rent and Tenancy Agreements
Many rent disputes happen because the agreement was a one-page template with key details missing.
No clear rent and increase terms. State the monthly rent, due date and whether and how the rent can increase.
Security deposit unclear. Say how much, when it is returned and what can be deducted.
Utilities and maintenance. Spell out who pays bills and who handles repairs.
Duration and notice. Write the start date, the term and the notice period for either side.
Property condition. Record the condition and any fixtures at handover.
Not properly executed. Agreements should be signed by both parties with witnesses and on the correct stamp paper as required locally. Check current requirements for your province.
